OUR COMMUNITY

Summer Winds is a quaint beachside condominium located in Daytona Beach. Our location feels quiet and peaceful, yet offers great access to all the amenities our beach town has to offer.

We are located in the middle of the peninsula, in between the Intracoastal Waterway and the Atlantic Ocean.

OUR BOARD

The Summer Winds Condo Owners Association was established to create a safe, welcoming community and to enforce the neighborhood’s bylaws and covenants. The Association is managed by a volunteer Board of Directors elected by residents.
 
The board invites you to attend monthly meetings to stay informed on community updates, participate in decisions, and connect with board members and fellow residents. Current board members include:

Our responsibilities include:

  • Providing administrative support and guidance to the Board of Directors, in assisting with coordination of board and membership meetings, record keeping, and communications.
  • Enforcement of the Association’s rules and regulations as dictated by the governing documents and promulgated by your Board of Directors.
  • Oversight of vendors hired by the Association for contractual obligation compliance.
  • Other duties as specified by the Board of Directors or outlined in the Association’s management contract to support the operations of the Association.

IMPORTANT INFORMATION

The purpose of the Architecture Review Board (ARC) is to ensure that the size, style, building materials, and overall appearance of a new structure align with the association’s design standards. Therefore, before starting a new project or making changes to an existing, homeowners MUST submit their plans to the Architectural Review Committee to ensure compliance with these requirements.

Architectural review requests must include detailed drawings and a survey showing the proposed changed drawn to scale. After ARC approval, all changes are subject to requirements of South Daytona and/or Volusia County permitting. If a permit is required, please submit a copy to the ARC.

After ARC approval, all changes are subject to requirements of Daytona Beach and/or Volusia County.  If a permit is required, submit a copy to the Architectural Review Committee.

All properties are subject to the Declaration of Covenants, Conditions, Restrictions, Easements, and Reservations, commonly referred to as the Covenants or CCRs, as established by the developer.

We encourage all homeowners to take the time to carefully review the CC&Rs and other governing documents to ensure compliance and understanding of the community’s rules and regulations.

The Articles of Incorporation, also known as the Certificate of Incorporation or Corporate Charter, are the foundational documents that outline the rules governing the management of our community. These documents are filed with relevant state and/or regulatory agencies.

The purpose of this document is to inform homeowners about the objectives, scope, and application of design standards and restrictions that help preserve the aesthetic appeal and environmental quality of the community. It outlines the specific design standards and guidelines adopted by the Board of Directors of the Homeowners Association.

Additionally, it details the application and review process that homeowners must follow when seeking approval for any exterior modifications or changes to their homes or lots that require Association approval.

Declaration of Condominium

To preserve the uniform appearance of the community and ensure it remains inviting and attractive, the HOA has established a set of rules, procedures, and policies designed to promote harmony and maintain the community’s appeal.
